WHAT IS BUYER REPRESENTATION?
There are two types of Buyer Agents:
Buyer Agent (designated)
You may start out with your agent
designated as representing only you,
but later, if you become interested
in a property listed with your agent's
firm, your agency status could change.
You agent might then become a
Transaction Broker Agent
( an agent representing the interests
of neither the Buyer nor the Seller) or
a Limited Consensual Dual Agent
(representing the interests of both
the Seller and the Buyer) in showings,
negotiations or transactions involving
the property.
Exclusive Buyer Agent
An exclusive buyer agent owes only
to the home buyer the duties of loyalty,
confidentiality, obedience, disclosure,
reasonable care and diligence, and
accountability. The Buyer's Agent of
Huntsville is an exclusive buyer agency
and never represents sellers. We have
a "fiduciary" responsibility to you
so you will never have the possibility
of a conflict of interest or having
your agent reveal potentially damaging
information about you.
